How a project runs

Five stages, no surprises

Every job follows the same route, so you always know what happens next and who is doing it.

    Survey

    We visit, measure up and check structure, drainage and access. You get a written scope and an itemised, fixed quote within five working days.

    Design

    Layouts, elevations and a material schedule you can actually read. We coordinate the structural engineer and include a round of revisions.

    Planning and building regs

    We prepare planning or Lawful Development Certificate applications, building regulations submissions and any party wall notices.

  4. 04

    Build

    A named site manager, a written programme and a weekly progress update. Skips, protection and daily tidy-ups are in the price.

    Handover

    A snagging walkthrough, certificates and guarantees in one folder, then a check-in visit three months later.

Do I need planning permission for an extension?

Many single-storey rear extensions fall under permitted development, but it depends on the size, your location and any previous work. We check at survey and apply for a Lawful Development Certificate or full planning permission where it is needed.

Is the survey and quote really free?

Yes. We visit, measure up and send an itemised quote with no charge and no obligation. Labour, materials and provisional sums are all listed, so nothing is buried in a lump sum.

Can we stay in the house during the work?

Often, yes, for extensions and loft conversions, with dust screens and a temporary kitchen plan. Whole-house renovations are easier if you move out. We will tell you honestly which applies to your job.

What if the price changes during the build?

A fixed quote stays fixed unless you ask for changes. Any variation is priced and agreed in writing before that work starts, and provisional sums are flagged up front.

How soon could you start?

Typically four to eight weeks after the quote is accepted and approvals are in place. We give you a start date in writing and tell you early if anything moves.

Do you handle building regulations and party wall notices?

Yes. We submit building regulations applications, book the inspections and, where required, serve party wall notices and coordinate with the surveyor.
